Northwest Multiple Listing Service

2,500 member offices with 26,000 agents in Puget Sound

The Northwest Multiple Listing Service (NWMLS) provides the most comprehensive and all-inclusive residential real estate database in our region, which gives agents the best tools to help their sellers and buyers in their real estate transactions. Almost all Puget Sound real estate companies and their agents are members, which is the main reason the NWMLS works so well.
 
  1. The NWMLS is a non-profit company whose services benefit all of its real estate company broker-owners, their agents and buyers and sellers.

  2. The NWMLS Rules and Regulations contain nearly 200 rules to which agents must adhere. These rules promote a climate of fairness, honesty, integrity and trustworthiness among the NWMLS members, and are enforced by committees of peers.

  3. The rules of membership require all signed listings to be input into the common housing database by the next calendar day. This cooperative system allows all agents immediate access to every member listing.

  4. The NWMLS system serves buyers by allowing equal access to all properties listed for sale, and serves sellers by ensuring full exposure of their properties to all buyers.

  5. The NWMLS data is made available to all member companies, which can download information to their own web sites for public viewing. The listing information available to the public is not as detailed or comprehensive as the data for the members, but it does give buyers and sellers essential listing facts.

  6. The NWMLS gives member agents access to additional information to help their sellers and buyers, such as: tax assessor information, financial programs for buyers and sellers, laws, legal bulletins, and mapping programs. Also available is information about sold and other off-market listings, which includes selling price, market times, property history, photos and other pertinent listing data.

  7. Your Lake agent has access to all listed houses, condominiums, land, multi-family properties and commercial/industrial properties in the NWMLS database. There are “prospecting” and “hotsheet” programs that alert agents to any new and changed listings. All listings can be emailed to buyers and sellers, so they can be kept up to date on properties, and be able to view all photos for each listing.

  8. Because all agents have equal access to listing information through the NWMLS, it’s the agent you work with who makes the difference, not the company or company web site. You are free to choose an agent based on her or his knowledge, integrity and work ethic, knowing whomever you choose will be utilizing our most powerful tool - the Northwest Multiple Listing Service.
